“This price is only good today.” Should you believe it?
A deadline does not tell you whether the price is fair. Before you sign a roofing, solar or HVAC contract, find out what the discount changes, why it expires and whether the final offer actually fits your needs.
Ask what expires and why.
A promotion can have a real deadline. A contractor may offer a particular installation slot or a limited equipment offer. That still leaves a simple question: what exactly makes the price different today?
Ask for the final price, complete work description, expiration date and reason for the deadline in writing. If the answer changes every time you hesitate, or you cannot keep a copy of the proposal, you have less information than you need to make a considered decision.
You do not have to prove a promotion is fake before asking for time to review it. The decision is whether you understand the offer well enough to accept it.
A big discount is not proof of a good price.
The starting number may look impressive, but the price you would actually pay is the number to compare. A percentage off an unfamiliar list price does not establish the local market price or the quality of the work.
Illustrative example: This is a fictional situation to explain the decision, not a customer result or a promise about your home.
Suppose a roofer offers to reduce a $15,000 proposal to $12,000 if you sign today. Another proposal is $12,500 and includes flashing work that the first proposal leaves unclear. The first offer shows a 20% reduction from its own starting price. It does not yet show which roof is the better value.
Ask the first roofer to price the same complete flashing scope. Then compare materials, exclusions, warranty and scheduling. The answer may still be the $12,000 offer, but the discount alone cannot settle it.
Turn the sales pitch into a written offer.
| What you hear | What to ask | What you need in writing |
|---|---|---|
| The discount ends tonight. | What specific condition changes after tonight? | Expiration date, final price and promotion conditions. |
| This is the lowest payment. | What are the cash price and full borrowing terms? | Separate project price, amount financed and payment schedule. |
| We can make it cheaper. | Does the work or equipment change? | Revised scope with every substitution or exclusion identified. |
If financing is part of the pitch, use our cash-versus-financed pricing guide. A lower payment and a lower project price are different questions.
Pressure deserves a pause, not an argument.
The FTC identifies pressure for an immediate decision as a home-improvement scam warning sign. It also recommends written estimates and comparing offers. That does not mean every time-limited offer is a scam. It means pressure should not replace the checks you would normally make.
For an Oregon project, use the CCB’s consumer tools to check the contractor and prepare for hiring. Do not rely only on a logo, a sales presentation or a claimed discount.
Thank you. Please send the complete scope, final price and the reason this offer expires. We will review those details before deciding. If the promotion ends before we are ready, please tell us what the price would be afterward.
You can be interested without agreeing immediately. You also do not need to invent a competing bid or threaten to walk away to request a clear answer.
An urgent repair and a rushed contract are different decisions.
If the roof is actively leaking or the heating system has failed, ask a qualified contractor what needs immediate attention and whether temporary protection or a limited repair is appropriate. Get the scope and cost of that immediate work clear.
When practical, separate that step from the decision about a larger replacement. ProjectSide does not provide emergency repairs, and waiting for competing bids should not delay necessary protection or urgent professional help.
Ask for better scope and price once the work is clear.
When you have comparable written offers, tell your preferred contractor which scope you want to keep and ask whether price or timing can improve. If a better price removes needed work, you are considering a different proposal.
We like this scope. Can you improve the price or installation date while keeping the same materials, work and warranty? Please put the final offer in writing.
For your next appointment, read how to prepare for a contractor estimate visit. A clear agenda helps you leave with answers instead of another pitch.
