ROOFING / HOMEOWNER GUIDE

Roof leak or condensation: what is causing the stain?

A ceiling stain does not tell you which repair to buy. Before paying for roof work, ask what evidence points to a leak, condensation or another moisture source.

By ProjectSide · October 21, 2026

Start here.

A stain alone cannot identify the cause. Document when it appears and whether it changes after rain, then ask a qualified professional to connect the findings to the proposed repair. Deal with immediate hazards first.

Describe the pattern you can observe safely.

Note when you first noticed the mark, whether it changes after rain and which room or ceiling area is affected. Photographs taken from a safe, accessible position can help document changes. Do not climb onto the roof or enter an unsafe attic to gather evidence.

Ask for an explanation that connects the observations.

Have the professional identify the suspected source and the evidence behind it. If they cannot confirm it during the first visit, ask what additional investigation is needed. Replacing a nearby component simply because it is visible is different from identifying a water-entry route.

Keep investigation and repair separate on the estimate.

Does the initial charge cover inspection only, a temporary measure or a defined repair? Ask what happens if the source is not found. A written report should distinguish confirmed findings from possibilities so another bidder can respond to the same information.

Check what the proposed fix leaves out.

Roofing work may not address interior damage, insulation, ventilation changes or another source of moisture. Ask who is responsible for each part and whether follow-up observation is needed. Avoid assuming one trade’s quote covers the whole consequence of the problem.

Do not delay an urgent safety issue for a bid comparison.

If water is near electrical equipment, a ceiling is sagging or there is another immediate hazard, seek appropriate professional help promptly. Our planned-project bid coordination is not an emergency response service. Once the immediate problem is under control, written findings help you compare repair options.

Full Advocacy · $499

We compare the bids, get answers about missing details and put our recommendation in writing. Then we negotiate scope and price in one final round. Full Advocacy includes one local visit when needed, so we can step in for you and save you time on repeat consultations.

If you hire a participating contractor, they pay us a disclosed fixed success fee after you sign their agreement and they receive your initial deposit. You choose, hire and pay the contractor directly. Their fee is not added to your agreed contract price and does not change it. Savings are not guaranteed.

Separate stopping the problem from routine upkeep.

Ask whether the next visit is for diagnosis, a defined repair or cleaning. A maintenance package should not substitute for identifying an unexplained moisture source. Once the cause is established, use the same findings when comparing the written work and its exclusions.
