Two roof quotes, thousands apart: what are you actually getting?
Don’t choose a roof from the first total you hear. A higher price does not prove better work, and a lower price is not automatically a shortcut. Compare the roof sections, materials, repair allowances and exclusions before you decide which offer gives you better value.
Why are my roof estimates so far apart?
- Which roof sections and structures are included?
- How many existing layers will be removed, and what happens if more are found?
- How will exposed decking be assessed and repairs authorized?
- Does the price include disposal, property protection and final cleanup?
You can ask for photos or an explanation of observed conditions without climbing onto the roof yourself. If one contractor proposes a repair and another recommends replacement, first ask why their scopes differ.
What could decking repairs add to the price?
A proposal may include a limited repair allowance, a price per sheet or a separate change order once the roof is opened. Ask what material and labor that rate includes and how you will approve additional work.
Three roof bids. Which one is actually cheaper?
Illustrative example: These fictional offers explain a comparison method. They are not customer bids, Southern Oregon price benchmarks or promised savings.
| What to compare | Bid A | Bid B | Bid C |
|---|---|---|---|
| Written starting price | $14,000 | $14,600 | $13,700 |
| Tear-off and disposal | Included | Included | Disposal excluded |
| Decking replacement | No sheets included; $150 per sheet installed | Five sheets included; $150 per extra sheet installed | Not stated |
| Illustrative comparison with five sheets | $14,750 | $14,600 | Cannot compare yet |
| Question still to ask | Does the rate include the same material and labor? | What if more than five sheets need replacing? | What are disposal and installed decking rates? |
Under this five-sheet assumption, A becomes $150 more than B. That does not make B the best roofer or guarantee five sheets will be needed. It shows why the first total is not the whole comparison. C remains an open question, not a bargain you can verify yet.
Ask for the missing answer, not a guess.
Please confirm the installed decking rate, what it includes and the disposal cost. Show the revised total for the same five-sheet allowance so I can compare the offers. How will additional repairs be approved?
Actual hidden damage is only known after assessment and, where necessary, opening the roof. Compare flashing, ventilation, warranty and payment terms as well as the number.
Same shingle. Same roofing job? Not necessarily.
| Part of the offer | Question worth asking |
|---|---|
| Materials | Which product and grade are specified, and are substitutions allowed? |
| Flashing and penetrations | What is replaced, reused or excluded around walls, vents and other openings? |
| Ventilation | What changes are proposed and why are they appropriate for this roof? |
| Edges and underlayment | What materials and installation scope are included? |
| Warranty | Which promises come from the installer and which from the manufacturer? |
Have the roofer explain suitability and code requirements for your home. We help clarify proposals; the qualified contractor is responsible for technical design and installation.
Include access, weather and follow-up.
Steep sections, difficult access and different material choices can affect what a contractor needs to do. Ask how the property is protected, where materials will go, how weather delays are handled and whom you contact if a problem appears after completion.
Get the payment schedule and process for changes in writing. Check the contractor before signing using the Oregon CCB homeowner guidance. A low price does not replace these checks.
Get the missing details before you choose a roofer.
Please price the same roof sections and identify the decking allowance, flashing work, ventilation changes, disposal and warranty. Show optional upgrades separately so I can compare the base work.

Planning solar at the same time? Ask both installers to clarify roof condition, penetrations and responsibility for any future removal and reinstallation. Solar incentives should not be assumed to cover an ordinary roof replacement.
Ask for a better deal without giving up the roof you agreed on.
Choose the scope that fits the problem first. Then ask your preferred roofer whether price or scheduling can improve while the specified materials, preparation, flashing and warranty stay the same. If a discount comes with a substitution, ask for a revised scope so you can judge the tradeoff.
We like this proposal. If we keep the same materials and complete scope, is there room to improve the price or offer a better installation date? Please show any change in the revised written offer.
Only mention competing prices or dates you actually have. You do not need to invent a lower bid to ask a direct question. No contractor has to reduce the price, and a lower price is not a substitute for qualifications or reliable follow-up.
What should Southern Oregon homeowners confirm?
Give each roofer the same address, roof sections, access restrictions and timing needs. Have them explain any property-specific permit or design requirements instead of assuming another house down the street is the same job. Keep weather protection and solar removal responsibilities in the written scope.
If you are still gathering offers, start with our Southern Oregon roofing bid coordination. Already have bids? Bring them to the first conversation. We can discuss whether more offers or paid comparison would help.
