ROOFING / HOMEOWNER GUIDE

Roof decking replacement: what could cost extra?

That roof price may not cover damaged wood underneath. Find out how much decking is included and what extra sheets would cost before the old roof comes off.

By ProjectSide · October 21, 2026

Start here.

Roof decking is the wood surface beneath the roofing materials. A decking allowance covers only the quantity or amount stated in the bid. Ask for the complete price of additional work and how you will approve it.

How much roof decking does the price include?

Is decking replacement included, excluded or covered up to a stated quantity? Ask whether the price is per sheet, per square foot or another unit. The same dollar allowance can mean different amounts of work when material thickness, labor or disposal is treated differently.

Make the unit price complete.

Request a description of what the replacement charge includes: material, removal, installation and disposal. Ask how partial sheets are counted and what happens if framing repairs are needed. Do not assume a decking allowance also covers structural work beneath it.

Use a simple example to expose the difference.

Illustrative arithmetic: a bid includes two replacement sheets and states $100 for each additional sheet, including installation. If six sheets are required, the stated additional amount is four times $100, or $400. This is not a market price. Its purpose is to make the quantity, inclusion and calculation clear.

Agree on the evidence and approval process.

Ask for photographs of the affected areas and a written description before authorizing additional work. Decide who can approve changes and how you will be contacted while the roof is open. The contractor should also explain how the property will be protected while a decision is pending.

Keep the final record.

Save the original allowance, change authorization and final quantity together. This helps you understand why the total changed. When comparing bids, ask each contractor to explain the same hypothetical repair quantity so a low base price does not conceal a very different extra-work charge.
