Tell the roofer which area is involved and whether you have seen standing water or recurring leaks. Ask them to assess slope, drainage paths, substrate and transitions. Do not select a material solely because another part of the house uses it.

Why repair this flat roof instead of replacing it?

Have each bidder explain why the existing assembly can be repaired or why replacement is recommended. If a coating is proposed, ask what preparation and substrate conditions are required. A coating quote and a full replacement may have very different limits.

If you hire a participating contractor, they pay us a disclosed fixed success fee after you sign their agreement and they receive your initial deposit. You choose, hire and pay the contractor directly. Their fee is not added to your agreed contract price and does not change it. Savings are not guaranteed.
