ROOFING / HOMEOWNER GUIDE
What does your roof warranty actually cover?
A long roof warranty sounds good. But if you get a leak, who shows up and what could you still have to pay? Get those answers before signing.

Start here.
Material coverage and workmanship coverage can protect against different problems. Read both documents. The number of years alone does not tell you whether diagnosis, removal, labor or disposal is included.
Does the roof warranty cover materials, workmanship or both?
Ask for the manufacturer’s product warranty and the contractor’s workmanship warranty. They may address different causes and have different exclusions. Manufacturer programs also vary, so request the exact document attached to the proposed roof rather than relying on a brand name.
Ask what happens when you report a leak.
Who inspects it first? Is that visit charged? If coverage applies, are removal, replacement labor and disposal included? Get the process in writing. A promise to “take care of you” does not identify the responsible company or the covered work.
Read the conditions before comparing durations.
Check registration requirements, eligible components, installer qualifications and any maintenance conditions in the specific warranty. Ask whether coverage changes over time and whether a transfer to a new homeowner is available. Do not interpret “lifetime” without the document’s definition.
Consider changes you may make later.
Solar installation, new vents, roof-mounted equipment or repairs by another company can raise responsibility questions. Ask the company providing the warranty how to handle those changes and retain the written answer. Coordination before the work is easier than arguing about the cause of a leak afterward.
Keep a usable warranty file.
Save product details, installation date, invoices, registration confirmation and contact information. Put the workmanship document in the same folder. If two bids differ in warranty cost, ask which specific protection changes and what would trigger it.
