ROOFING / HOMEOWNER GUIDE
Metal roof vs. shingles: what are you paying for?
Is the metal roof quote worth the extra money? Compare the work under the roof, the warranty and future upkeep before choosing a material.

Start here.
There is no single winner for every home. Compare the exact products and the complete installation, including removal, repairs and flashing. Then ask what the price difference buys you.
Which metal or shingle roof are you actually buying?
“Metal roof” can describe different panel profiles, attachment methods and finishes. “Architectural shingle” is also not a complete specification. Request the manufacturer, product name, proposed accessories and installation instructions that apply. A clear product schedule makes a competing estimate much easier to understand.
Keep the underlying work consistent.
Ask both bidders about removal of the old roof, decking repairs, edge details, penetrations and ventilation. If one bid includes new flashing and another proposes reuse, highlight that difference before comparing totals. The material upgrade should not hide a reduction in the rest of the work.
Ask about maintenance and the actual warranty.
Get the care requirements for the exact product, plus separate answers about finish, material and workmanship coverage. Ask who handles a leak investigation and whether access or labor charges are included. A long number on a brochure is not a substitute for the warranty document.
Think about future work on the roof.
Planning solar, a skylight or an addition? Have the roofer explain how future attachments or penetrations would be handled and who should perform them. Also discuss appearance, visible fasteners where relevant, and details around valleys or adjoining low-slope areas. You do not need to select a system from a generic lifespan claim.
See exactly what the extra money buys.
Ask for a base scope and clearly priced alternatives. For example, compare a specified shingle system with a specified metal system using the same decking allowance. Record what changes beyond the roof covering. That gives you a useful choice rather than a contest between two vague totals.
