Roofing guides: repairs, replacement costs and quotes

Not sure you need a new roof? Wondering what a quote leaves out? Start with the question on your mind, then work through the repair, price and warranty details before you sign.

Three bids are our target, subject to contractor availability and whether the project is a fit.

Roofing learning center

Start with the decision in front of you.

Should you repair or replace your roof?

A repair quote and a replacement quote cover different jobs. Before choosing either, ask what has failed, how much of the roof is affected and what the proposed work will actually solve.

Metal roofing or shingles: compare the whole job.

Two attractive samples do not tell you which roof is the better fit. Compare the installed system, the work around it and the obligations you will have after installation.

Can you put a new roof over old shingles?

An overlay may sound appealing because less material comes off the roof. Before accepting one, ask what will remain hidden, whether the approach is permitted for your property and how the new system will be warranted.

Roof decking damage: what could change your quote?

A roofing bid can look complete until damaged decking is uncovered. Ask how that possibility will be handled before your old roof comes off.

What does your roof warranty actually cover?

A long warranty can sound reassuring. The useful questions are what is covered, who responds and which costs you might still pay.

Roof ventilation: what should your estimate include?

A roof replacement bid should explain the proposed ventilation work instead of hiding it under “as needed.” Ask what was assessed and what the contractor plans to change.

Roof leak or condensation? Start with the cause.

Water marks are a reason to investigate, not a diagnosis. Before approving a roof repair, ask the contractor to explain where the moisture is coming from.

Costs, quotes and financing.

Full Advocacy · $499

We compare the bids, get answers about missing details and put our recommendation in writing. Then we negotiate scope and price in one final round. Full Advocacy includes one local visit when needed, so we can step in for you and save you time on repeat consultations.

See the full scope and how we are paid ↗

If you hire a participating contractor, they pay us a disclosed fixed success fee after you sign their agreement and they receive your initial deposit. You choose, hire and pay the contractor directly. Their fee is not added to your agreed contract price and does not change it. Savings are not guaranteed.

Keep your existing roof in the conversation.

A leak, a cleaning offer and a maintenance plan need different questions. Start with the condition and the work proposed, then decide what help you need.
