Roof area and access
The measured roof surface, steep sections, height and setup affect material and labor needs. Ask how the roofer measured the job.
Know the cost. Question the quote.
Before you accept a roofing price, find out what it covers. Explore the cost drivers, try the roof estimator and get free written bids for your home.
A useful roof budget starts with the roof itself: its surface area, slope, material and condition. Two houses with the same living space can need very different amounts of roofing. Don’t let a square-foot price stand in for a complete scope.
Estimate my roof budgetThe measured roof surface, steep sections, height and setup affect material and labor needs. Ask how the roofer measured the job.
Find out how many old layers are included and how damaged decking is priced. An allowance needs a quantity, a rate and a process for approving more.
Look for underlayment, flashing, ventilation and edges alongside the roofing material. A brand name alone does not describe the installation.
Solar removal, gutters, skylights and detached structures may be separate. Ask who coordinates each item and what is excluded.
Imagine one roofer includes decking repairs and another lists them as extra. The lower total may simply cover less. Ask both contractors to identify the same roof sections, preparation, materials and cleanup before deciding which price is better.
Already have a roofing quote? Use the detailed comparison checklist.
If the problem is isolated, ask a roofer to explain whether a repair is reasonable and what it would leave unresolved. If replacement is recommended, ask for the condition findings behind that recommendation. We help gather and clarify offers; the roofer must assess the roof.
Planning solar as well? Get separate scopes for roofing and solar, with responsibility for penetrations and future panel removal spelled out. Our service scope is agreed by property and trade.
Living-space area is not the same as roof area. Multiple floors, overhangs, slope and roof sections affect the amount of work. Use measured roof surface or an identified horizontal roof footprint in the estimator.
